Wildlife Resources

  • Mule Deer are the most abudant wildlife on the property. Significant numbers and good buck to doe ratios have historically been seen on the property, it is not uncommon to see upwards of 50 deer per day. It is likely to see bucks scoring 160" range with 170"-180" and a rare 200" buck possible. There are also resident Big Horn Sheep on the property while seeing several in a day is likely. This are is known for potential world record quality rams. The new owner has the opportunity for the hunt of a lifetime if they are lucky enough to draw the tag. Sharptails and huns are frequent residents of the property as well. Antelope are in the area, but only occasionally seen on the property. Although elk have not been seen on the property, their numbers in the region are growing and there are resident groups in the lower and upper portions of Birch Creek nearby.

Landscape

  • The property has an incredibly diverse topography and landscape for its size. The land is made up of many coulees, draws, flats, benches, rolling hills, a creek bottom and drainages. These all cumulate to create outstanding wildlife habitat as well as making the property feel much bigger than its 488 acres would suggest. Plant life on the property is also diverse. There are native grass pastures, sage brush flats and draws, junipers, as well as scattered cottonwood trees, ponderosa pines, and willow brush. Yucca and prickly pear cactus are also common.

Improvements

  • The property has a pier foundation installed for a planned, but unbuilt dry cabin. Near the foundation the owners built a fire pit sitting area to enjoy the views of the coulees below. The property is partially fenced, mostly along the western boundary. Cell phone service with verizon is available along Brewer Road and the other high benches of the property. Fiber optic cable runs through the property along Brewer Road. There is no power available nearby, most likely a future owner would need to use generators or solar to power any future cabins.

Area Amenities

  • The property has many other recreational opportunities and amenities within a few hours drive, including, the Judith Landing on the Missouri River, the Upper Missouri River Breaks National Monument, the Charles M Russel National Wildlife Refuge, the Bear Paw Mountains, the community of Winifred and its seemingly out of place high end hotel and steakhouse, the town of Lewistown, Montana's central economic and cutlural hub, the city of Great Falls, the town of Havre, Chase Hill Outfitters, and much more.

Water Resources

  • The property boasts over a mile of the meandering Birch Creek, which is a tributary of the Missouri River. This creek runs year round, although does slow during the late summer months. There are even signs of beaver activity on the creek. There are no water rights recorded with the property, nor any other stock tanks, wells, or reservoirs. Development of the water resources could certainly benefit the wildlife activity on the property.

Mineral Rights

  • A Gorgosaurus (similar in appearance to a T-Rex) was found only a few miles down Birch Creek on a bench above the creek. In Montana, fossils are not considered minerals and are owned by the surface estate, unless expressly recorded otherwise. Fossil rights will transfer with the property, but must be independently verified. All other mineral rights the owner possesses, if any, will transfer with the sale of the property. The current owner is unaware of any mineral ownership and it must be independently verified.
